Ulwe: what a per-sq-ft rate is actually quoted on
Two numbers on the same flat in Sector 2, Ulwe: the listing quotes ₹6,300 per sq ft, and indicative public market data for Ulwe puts the locality average nearer ₹12,500 per sq ft. Both are real. Neither is wrong. They are measured on different areas, and until you know which, a per-sq-ft comparison tells you nothing.
Three areas, not one
The 1 BHK in that project records all three:
- Carpet area — 450 sq ft. The floor you can actually walk on, wall to wall. This is the figure RERA requires a developer to disclose.
- Built-up area — 460 sq ft. Carpet plus the thickness of your own walls.
- Super built-up area — 790 sq ft. Built-up plus your share of everything held in common: lobby, staircase, lift shaft, sometimes the clubhouse.
Super built-up is 76% larger than carpet on this flat. That is not unusual, and it is the number most per-sq-ft rates in Navi Mumbai are quoted against — including the ₹6,300 here.
Why the two numbers stop conflicting
Run the arithmetic on the same flat:
- 790 sq ft super built-up × ₹6,300 ≈ ₹49.8 lakh
- 450 sq ft carpet — the same flat — implies roughly ₹11,000 per sq ft of carpet
Suddenly the ₹12,500 locality average is in the same conversation rather than twice the price. The listing was never cheaper; it was quoted on a bigger denominator.
What to ask for, in writing
- Which area is your rate applied to? Get it named on the cost sheet, not said on a call.
- What is the carpet area? It is the one figure a developer must disclose, and the only one that maps to what you occupy.
- What is the loading? Super built-up divided by carpet. On this flat, 790 ÷ 450 is about 1.76. Anything much past that deserves a question.
- What is not in the rate? This listing's price band of ₹45–63 lakh is explicitly not all-inclusive; statutory and other charges are additional, and the booking amount is ₹5 lakh.
One thing about RERA in Ulwe
This particular project has no RERA registration number, lawfully. RERA registration applies to projects on land above 500 sq m; the plot here is 450 sq m, so it is statutorily exempt. That is worth knowing for two reasons: you should not go looking for a number that does not exist, and anyone who quotes you one for this project is mistaken.
Exemption is not a defect. But it does mean the disclosures RERA would have forced are yours to ask for instead — carpet area, timelines, and what the rate covers.
Where the flat actually is
For context on the location rather than the pricing: Bamandongri railway station is a five-minute walk, Navi Mumbai International Airport about ten minutes by road, Atal Setu about five, and JNPT around twenty. The project is 28 units in a single seven-floor tower, under construction, with possession scheduled for November 2026.
