How to read a HARERA registration number

A commercial project on Dwarka Expressway that we list carries the registration RC/REP/HARERA/GGM/889/621/2024/116, dated 22 November 2024. That string is not decoration. It is a lookup key, and you should use it rather than trust it.

What the parts mean

Read it left to right:

  • RC — registration certificate.
  • REP — the promoter's project registration category.
  • HARERA — the Haryana Real Estate Regulatory Authority.
  • GGM — the Gurugram bench, as opposed to Panchkula.
  • 889 / 621 — the authority's internal file and certificate numbers.
  • 2024 — the year of registration.
  • 116 — the serial within that year.

The year matters more than it looks. A registration from 2024 tells you the project entered the regulated regime recently; a much older number on an under-construction project is worth a question about extensions.

Verify it, do not trust it

Go to the HARERA Gurugram portal and search the registered-projects list by the number or the promoter name. You are checking four things:

  1. That it exists, and matches the project name you were shown.
  2. The promoter entity on the certificate — compare it to the name on the agreement you are being asked to sign. They are not always the same company.
  3. The registered validity period, and whether an extension has been filed.
  4. The declared project details — land area, unit count, sanctioned plan — against the brochure.

If any of those four disagree with what you were told verbally, the portal is right.

What registration does and does not give you

Registration means the promoter has filed with the authority, committed to declared timelines, and must route buyer money through the project account. It gives you a forum for complaint.

It does not mean the authority endorses the project, guarantees the timeline, or has vetted the commercial merits. It is a compliance status, not a recommendation — including when the project is one of ours.

Reading the cost sheet on a commercial unit

Registration verified, the numbers are the next thing. On the unit we list: 150 sq ft, offered at ₹40,500 per sq ft against a base of ₹43,800, giving a unit cost of ₹60,75,000, with units in the project listed from ₹30 lakh and a booking amount of ₹2 lakh. GST and other applicable charges are extra and are not inside those figures.

Two questions worth asking on any commercial unit:

  • Which area is the rate on? The same carpet-versus-super-built-up problem applies to commercial space, and on small units the loading moves the total sharply.
  • What is the possession commitment, in writing? This project is under construction and a specific date is not recorded on our listing — so ask for the developer's current committed timeline, on paper, before funds move.

Where it sits

For location: the site is on the elevated Dwarka Expressway at the 22 km stone, with NH-48, Dwarka Sector 21 metro station and Indira Gandhi International Airport in the surrounding network, and the upcoming Global City adjacent.
